What Dubai's Green Building Regulations Actually Require in 2026

Clients often assume Dubai's Green Building requirements mean a bigger HVAC budget. In practice, the bigger lever is almost always the envelope — glazing performance and shading design determine cooling load long before the mechanical system does, and getting those wrong is expensive to fix after the fact.

On recent projects we've pushed glazing specification decisions earlier into design development specifically to avoid late-stage HVAC resizing, which tends to cascade into ductwork, riser shafts, and sometimes floor-to-floor height.

None of this is exotic engineering. It's sequencing: decide the envelope's real thermal performance before locking mechanical capacity, not after.
