OPTION-1

G+11 Residential building with commercial amenities at ground, was proposed at Al Jadaf, Dubai. The form & character of the building desired to have the impression of traditional Arabian architecture as the plot is in the vicinity of the Cultural Village. Keeping this in mind, the design set a balance between the residential and commercial activities and they were clubbed together under the same roof of a building giving it the strong character of Arabian architecture.

Design:

The ground level is dedicated to commercial activities with connectivity to residential levels. Parking being major task was allocated on podium levels. The mass of the podium not only served for parking but also formed a deck to serve amenities like swimming pool, kids play area, gardens, jogging track etc on top. This gave the building the solid character of bold mass.

Above those are the levels of residences, designed as combinations of studios/ 1 bed/ 2 bed & 3 bedrooms units. The layout varies at different levels to give the staggered form of character to building creating pockets for terraces ornamented with wooden (bamboo) pergolas and parapets with mashrabiyas, thus giving touch of local architectural style.

225 unit are designed to contribute the building overlooking street on front & amenities on rear of the plot. External façade is cured with basic shades & adorned with style of local architecture like wind tower, wooden windows, bamboo pergolas etc to suit the surroundings and defining the Arabian Architecture.

OPTION-2

This option of the eleven storied structure is inclined more towards modernization of the traditional Arabic architecture by simplifying the elements used in the earlier era. Intricate details from the ancient form are made more monolithic and minimalistic. Strong characters from the Arabic architecture are highlighted. The concept of the free flowing cloth used in the traditional wear of Arabic culture was taken as the concept behind the elevation character with a touch of grills and windows.

Design:

The plot being a corner plot, derived the idea to explore the view on two sides of the road. The longer side of the building is used for retail activity. Two levels of podium are entirely dedicated for parking facility and the podium top is used for amenities and outdoor recreation activities.

The building was designed in ‘C’ Shape with the concave part facing the front of the building which had the dynamic activity zone on the podium top level. All the premium apartments faced the swimming pool, whereas the smaller units faced the adjacent units. Few apartments on the ground level are premium as they have private gardens extended on the shorter side of the podium.

The ground level comprises of a continuous strip of retail area facing the main road, blending with the character of the podium façade. The walkway in front of the retail is made like a promenade with meticulous landscaped plazas and an interesting visual triple height entrance lobby.
